We purchase houses in any area and any condition. We do this in one of two ways. First, we purchase properties with all cash at a significant discount. We will then fix up the property and sell it on a new loan to a new owner. Many times, this requires us to do alot of repairs and to bring it up to minimum housing codes. We also buy property with terms (owner financing) and that usually means we will keep it as a rental. We may even owner finance it for one of our potential homeowners that we currently have approved.
